Transferring your home to a new owner

When you sell, the memory you've built can go with the house. Here's how the hand-off works, what carries over, and how your consent keeps it yours until you say so.

Everything you've captured about your home — its systems and their service history, projects, materials, contractors, and documents — is a record worth handing to whoever lives there next. When you sell, Eave lets that record transfer with the home, so the new owner starts with a maintenance head start instead of a blank slate.

How the hand-off works

Transferring is a deliberate step, tied to the sale — not something that happens automatically. You decide when to hand off the home's record, review what's included, and confirm. Until you do, the record stays entirely yours.

What transfers

The hand-off covers your home's memory:

  • Systems & appliances — models, install dates, warranties, filter and consumable sizes, and service history.
  • Projects & materials — what's been done, what's outstanding, and the materials and costs attached to each.
  • Contractors — who was used for what, so the new owner has a working list from day one.
  • Documents — manuals, receipts, and reports you've attached to the home.

What stays with you

The transfer is about the home's records, not your account. Your login, your billing, and any other properties you manage stay with you. And because you can export everything you've captured at any time — on any plan — as a single file, you can keep your own copy of the record independent of the hand-off.

Consent, start to finish

Nothing about the transfer happens without your say-so. You review exactly what's included before anything moves, and you confirm the hand-off yourself. It's the same principle behind the rest of Eave: nothing saves — or moves — without your review. For the fuller picture of how your data is handled, see your data and privacy.

Common questions

Quick answers

Does my home's record transfer automatically when I sell?

No. Nothing transfers unless you choose to hand it off. The record is yours; transferring it to a new owner is a deliberate step you take, not something that happens on its own.

What carries over to the new owner?

The home's memory: systems and appliances with their specs and service history, projects and materials, contractors, and attached documents and manuals. It gives the new owner a maintenance head start instead of a blank slate.

Does anything personal to me transfer?

The hand-off is about the home's records, not your account. Your login, billing, and any other properties stay with you. You can review what's included before you confirm.

Do I still have my own copy?

You can export everything you've captured at any time, on any plan, as a single file — so you keep your own copy of the record independent of the transfer. Need a hand? Reach us at support@eavehome.app.
