Property transactions · Eave for Sellers
The repairs, the touch-ups, the little things your agent and inspector point out: Eave keeps the whole list in one place, ranks it by what moves the price, and keeps the record of every fix. At closing, that record goes with the house, so the buyer sees a home that was cared for, not a disclosure form.

The part that sneaks up on you
The caulk line in the guest bath. The garage door that needs repainting. The furnace that’s due for service. None of them are hard on their own. What’s hard is remembering all of them in the weeks before you list, when everything else is happening too.
Whatever you don’t fix, you disclose. Whatever you fix without a record, the buyer has to take on faith.
“My agent walked through a year before we listed and rattled off a dozen easy wins. By the time we listed, I’d forgotten half of them.”
How it works
Capture
Typing is free on every plan: Eave builds the project from a few words. With Eave Intelligence, say it out loud or snap a photo and Eave drafts the record for you. Either way it lands with a room, a category, and a rough cost.

Your prep plan · Residential Upkeep
Eave Intelligence turns the backlog into a ranked queue: most value, least effort, first. Each task carries its cost both ways, DIY or pro, the steps, the tools you already have, and a reminder that lands where you already look. Nothing overwhelming, nothing forgotten.
Mark it done and it stays done, with the date and who did it. That’s the part the buyer sees later.
A CALM, EARLY CHECKLIST →
The paperwork a buyer asks for
Manuals, warranties, receipts, the last inspection, the permit for the deck. Drop them in and Eave reads them into the systems they belong to: the water heater’s age, the furnace’s service history, the roof’s last replacement. When the buyer’s agent asks, the answer is already there, with the document behind it.

Selling with an agent
If your agent works in Eave, they can start your prep list before you’ve even signed up, from a pre-listing punch list and from whatever they point out on the walkthrough. It’s all waiting in your home’s tasks, sorted by value and effort, and they can see how ready the house is getting without chasing you for updates.
It’s still your record. You choose what to share and when, and your agent can cover Eave Intelligence for you while you get ready.

The pre-listing punch list
Your agent picks from a pre-listing list and each one lands in your home’s tasks with a room and a priority. Add your own, drop what doesn’t apply, and Eave keeps the rest ranked.
Under contract · the listing side of Escrow Desk
When you accept an offer, your agent can turn on Escrow Desk for the listing side. Eave reads the executed agreement and lays out what you owe the buyer and by when, next to the buyer’s own dates, and keeps it current as extensions land. More of the seller’s side is on the way.
Disclosures to deliver, reports to provide, access for the buyer’s inspections and appraisal, each with its date and the paragraph it comes from.
When each of the buyer’s contingencies runs out, counted the way the form counts them, so nobody on your side is guessing.
An extension lands and the timeline follows once your agent confirms it, with the original date kept beside the new one.
The buyer’s request next to the inspection and your own record of what’s already been done, so the conversation starts from the documents.
When more than one offer comes in, the terms read into one table: price, financing, contingency days, close date, credits.
Counters and addenda keep every version, with the fields that changed between them.
Also on the way: your own timeline page in your Eave home, so you see what’s yours to do without asking.
What conveys
The most valuable thing a well-kept home can hand its next owner isn’t the appliances. It’s knowing what’s been fixed, how old the roof really is, and which plumber actually shows up. That knowledge usually walks out the door with the seller. With Eave, it goes with the house, and a documented home gives a buyer less to push back on.
