How a search works, in numbers
A read is one document Eave extracts facts from: a disclosure, an inspection report, an HOA packet. Looking up an address is not a read; only opening a document is.
Search documents are kept with the search and carry into your home at close. They do not count against your home’s document storage until then.

They can cover Intelligence with a $2.99 seat. Your home’s record can go with the house when you sell. Eave Partners is part of your own Eave account. Set up your firm, add your team, and run every client through selling and buying in one book, from first showing to forever client. Setting it up costs nothing. You pay only for the seats and searches you bring your clients, at the same prices they would pay themselves. Flat pricing, never a referral fee, never a cut of your commission.

Not on a home you’ve already turned on. An activation is priced when you make it, and a price change never touches one you’ve already made. It’s charged when escrow is turned on, never at close, and never depends on how the deal turns out.

Guardian, coming soon, adds the evidence vault with one-tap insurance and warranty claim packets, a 10-year capex forecast, the carrier-discount checklist, an annual virtual audit review, telemetry fusion for leak, electrical, solar, and thermostat sensors (rolling out), and priority support.
Eave Intelligence is $2.99/month or $24/year. Eave Guardian (coming soon) is $24.99/month or $199/year. Multi-Property is an add-on to Intelligence for 2–5 properties at $4.99/month or $39/year ($7.99/month or $63/year with Intelligence), and Portfolio (6+ properties) is coming — join the waitlist on the landlords page. Annual billing is the default across every tier.
Nothing changes. Early Members keep Intelligence forever. New pricing applies to new signups only.
Yes. Cancel anytime from Settings → Membership, and your home's records stay in the free tier — canceling never deletes your data. See Billing for details.
Setting up Eave Partners is free; it is part of your own Eave account. What you pay for is flat and predictable. Escrow activation, which turns on Escrow Desk for a home under contract, is $10.99 once per home, per side, the same price your client would pay. A client seat covers a homeowner's Intelligence subscription at $2.99 per client per month, for as long as you like; when your funding ends they take it over or stay on the free plan. A buyer's search is $3.99 a month for the whole process, hunt through escrow, or $39.99 up front until it closes, with a $19.99 conversion at close on either plan.
