Eave for Buyers

Buying a home?
Know it before
you own it.

The listing tells you the square footage and the kitchen. It doesn’t tell you the flood zone, the tax rate, what the disclosures actually say, or what the roof will cost. Eave does, for every house you’re considering, side by side. When you close, the one you chose arrives in Eave already known.

Free for three homes. No card. Runs in any browser.

The Eave for Buyers shortlist: three homes with list price, all-in range, and fact chips for flood zone, fire severity, school district, tax rate, and broadband, each with its source
Shortlist · Where this stands
Where this stands: Alder is the one to see Saturday, it prices highest all-in but the ground is clean; Pine Court sits in a flood zone, ask about insurance before you fall for it

You’re about to make
the biggest purchase of your life
off a listing.

You put in an offer when you are confident in what you are buying: everything that is right about the house, and everything that will need work. A listing is written to sell, and what it leaves out about the house and the area, or has quietly stopped showing, is exactly what changes your number.

Eave gives you the whole picture, sourced and dated, so the decision is yours and fully informed.

30–80
documents land in the 45 days after an offer, from six different parties
0
repair estimators price the fix before your offer. Every one waits for a finished inspection
3
different roof ages for one house: the disclosure, the inspector, the appraisal. Which one is your budget?

Typical figures from the searches Eave for Buyers was designed around.

How It Works

Line up the homes.
Compare them on what
actually matters.

01

Line up the homes

By address, by the listing link, or by the PDF your agent emailed. Shortlist, tour, or pass, with the reason kept.
02

Compare on what matters

Price, bones, cost to bring it up, and the all-in range, side by side. Must-haves, nice-to-haves, and deal-breakers in one table.
03

Add what the pros reveal

Your agent’s notes, the pre-inspection, disclosures, HOA, title. Eave reads them and puts the facts on the house.
04

Check the ground and the county

Flood zone, fire severity, seismic, school district, tax rate, broadband. Every value with its source and date.

The shortlist

Every house you’re considering, in one place

Add a home by address, by the listing link, or by the PDF your agent sent. Each card carries the facts a listing leaves out, and a note at the top says where the search stands. Pass on a house and the reason stays with it, so you never re-tour one you already ruled out.

Passed · 118 Coral Way
A passed home: 118 Coral Way, passed Aug 29, reason too far from work, with a Bring back button
Bring it back any time. Reads are never charged twice.
Shortlist · 14 Alder Street
A shortlist card: 14 Alder Street, $612,500 list, all-in $640 to 668k, flood zone X from FEMA, fire moderate from CAL FIRE, Atascadero Unified, tax 1.1% estimate
Every chip names its source. The tax rate says estimate because it is one.

Compare

Compare the homes on what actually matters

Everything the listing shows, everything your agent and inspector can reveal, and everything the county knows about the ground, side by side. Your must-haves and nice-to-haves sit in the same table as the deal-breakers, so nothing gets overlooked before you offer.

Walk-through photos and your agent’s notes become a list of what needs attention, each with a cost band from a curated regional table and the evidence behind it. The model decides which band a finding falls into; it never invents a dollar figure.

Compare the top three on list price plus what it takes to bring the house up, and export the comparison as a PDF you can take to the offer conversation.

COMPARING TWO HOUSES ON WHAT THEY REALLY COST →
app.eavehome.app
Compare, top three side by side: list price, cost to bring it up, all-in range, property tax estimate, year built, roof and water heater age with sources, flood fire and seismic zones, school district
List price, cost to bring it up, the all-in range, and the bones of each house, every value with its source.

The documents

Drop the seller’s packet on the house

Pre-inspection, termite, disclosures, HOA, title. Eave sorts 46 kinds of document, reads them when you ask, and puts the facts on the candidate instead of in your inbox. Originals are kept. When a newer version arrives, both are kept and what changed is shown.

When two documents disagree about the roof, you get a decision to make, not a silent overwrite.

HOW TO READ A DISCLOSURE PACKET →
app.eavehome.app
Documents on a search: a general inspection read into six cost items, seller disclosures not read yet, a natural hazard disclosure with flood zone AE confirmed, and a drop zone for listings, disclosures, and inspections
Each document sits on the home it is about. Reading one is a choice, and it is metered.
Compare · Money
Compare money rows: list price, cost to bring it up as a range with item counts, all-in range, property tax estimate
Ranges, never a single number.
Compare · Roof age
The roof age row on Compare: 15 to 20 years from the inspector with a Needs a decision chip, 2019 from the disclosure
Two sources disagree. You decide.
Activity · Ask
An answered Ask: Can we see 14 Alder Saturday morning? Jordan: Yes, 10am, I will confirm with the seller
Questions live on the house they are about.
Rough ranges from photos and documents. Not an inspection. Not an appraisal. Cost ranges come from photos, documents, and a curated regional table. Get an inspection and an appraisal before you buy.

The ground and the county

What the listing
never says.

Every value shows where it came from and when. Estimates say estimate. A blank shows a dash, never a zero. Eave shows the official zone and links the model; it never presents a vendor’s score as a fact, and it never rates a school or a neighbourhood.

WHERE EACH FACT LIVES, OFFICIALLY →
01

Flood zone

The official FEMA zone, with the map’s effective date. An A or V zone means the lender will require flood insurance.

FEMA
02

Fire severity

The state hazard severity zone, which decides your insurance options as much as your risk.

CAL FIRE
03

Seismic, weather, air

Fault proximity and hazard, climate zone, freeze dates, air quality. What the foundation and the roof will live through.

USGS · NOAA · EPA
04

School district

The district the home is zoned into, by name, with a link to the district’s own site. Nothing more, by design.

District
05

Tax rate

The county rate against your likely purchase price. It is an estimate, and it says so.

County · estimate
06

Utilities and broadband

Electric territory, water and sewer, and which providers actually serve the address.

Utility · FCC
app.eavehome.app
The search activity feed: a note box with Private or Share with Jordan, an answered Ask about a Saturday showing, a recommendation to get a sewer scope, a private note, and an inspection report read
An Ask, answered. A recommendation from your agent. A private note. All on the house they are about.

Ask your agent, in context

No chat. No scroll-back.

Every question you would text your agent lives on the house it is about, with an answer and a status. Your agent’s recommendations land the same way. Your notes stay private unless you share one, and nothing is lost when the thread gets long.

05

Under contract

The same workspace becomes the escrow folder: a checklist by stage, contingency dates as reminders, a daily digest, and every revised document replacing the old one with what changed shown.
06

At close

The winning house becomes your Eave home with its systems, documents, findings, and providers already in place. The other candidates archive with the search.

The things buyers actually ask

Questions, answered.

I haven’t picked a house yet. Is this for me?

Yes. That is exactly when it helps. Line up the homes you are considering and Eave answers the same questions about each of them: what the ground and the county say, what the documents say, and what it will roughly cost to bring the house up.

Do I need my agent to use Eave?

No. If your agent runs their buyers in Eave, they will invite you and your search is waiting when you sign in. If they don’t, start one yourself.

Where do the flood, fire, and tax numbers come from?

Official zone maps and county records, each labelled with its source and date. Eave shows the official designation and links the model behind it. It never presents a vendor’s risk score as a fact, and an estimate always says estimate.

Is the cost estimate an inspection?

No. It is a range from photos and documents, with the evidence shown beside it. Rough ranges from photos and documents. Not an inspection. Not an appraisal. Get a licensed inspection before you rely on a number to make an offer.

What happens to the seller’s documents?

They stay on the house they are about. Eave reads a document only when you ask, keeps every original, and shows what changed when a newer version arrives. Your notes are private unless you share one, and the search is yours at close. How documents are handled →
