Importing a home inspection report

That inspection report from when you bought or sold your home is full of useful detail about your systems and what needs attention. Eave can read it and fold the important parts into your home's memory, so you don't have to retype anything.

Before you start

Head to Sources in the sidebar and find the Inspection Report importer.

You can upload your report as a PDF or as photos of the pages. Photos work well for long reports, and Eave handles the rest.

File-size limits

• PDFs must be under about 3 MB. If your report is larger, Eave will let you know and suggest a fix: use your computer's "print to PDF" on just the summary pages, or snap photos of the key pages instead.
• Photos are handled for you. Eave automatically shrinks images before upload, so you don't need to resize anything. iPhone HEIC photos are converted automatically too.
• If a single photo is still too large, you'll see a short message asking for a smaller image. Retaking the photo usually solves it.

What Eave pulls out

Once you upload, Eave reads the report and extracts two things:

1. Systems — items like your roof, furnace, or water heater, along with the install year and condition noted in the report.
2. Findings — issues the inspector flagged, each with a severity so you can see what's urgent and what can wait.

Reviewing and confirming

Nothing is saved until you say so. After Eave reads the report, you'll see everything it found laid out for review.

• Pick what to keep. Select the systems and findings you want, and leave out anything that no longer applies.
• Confirm. When you're happy with the list, confirm the import.

Eave then adds the systems to your home graph and turns the findings you kept into projects in your backlog, ready to prioritize, schedule, or hand to a contractor whenever you're ready.

Buying, or getting ready to sell?

The importer works the same way for two different moments:

• Buying a home. Import the inspection you got under contract, and it becomes a prioritized upkeep plan before you even move in — so you understand what you're taking on. More on that in turning a home inspection into an upkeep plan, or see Eave for home buyers.
