Utilities and services

How Eave finds who serves your address, reads a bill, keeps renewal dates, and links each company to what it looks after.

Utilities

Electric, gas, water, sewer, trash, internet, phone. Open Property → Utilities and Eave finds who serves your address, or reads the company, the account number, and the support line off a photo of a bill you snap. You can also type one in.

Services

Everyone else who looks after the place lives under People → Services, in four groups:

  • Transaction — inspector, appraiser, title company, escrow, lender, real-estate attorney.
  • Protection — insurance carrier, insurance agent, home warranty, alarm monitoring.
  • Recurring care — landscaping, pool service, pest plan, septic pumping, chimney sweep, cleaning, HVAC plan, solar monitoring.
  • Governance — HOA, property manager.

The one date each carries

A renewal, an expiry, a next visit, or an inspection that's due. Set it once and it shows up in your plan, so the pest contract that quietly renews in March stops being a surprise.

From your documents

A closing folder names your title company and lender. A declarations page names your carrier and agent. An inspection names the inspector. When Eave reads a document that names a company, it offers the company to you here. Accept it or dismiss it.

Linking a provider to what it serves

Link the electric company to the panel, the pool service to the pool equipment, the HVAC plan to the furnace. When something goes wrong, the answer to "is this mine or theirs?" is already on the record.

Quick answers

Where are Utilities in the app?

Under Property → Utilities, next to Structure, Systems, and Appliances.

Where are Services?

Under People → Services, alongside your contractors and, if you have one, your agent.

Does Eave contact my providers?

No. It keeps who they are, how to reach them, and when the next date falls. Calling them is still you.

Is this free?

Yes. Finding providers from your address and reading a bill work on every plan, within the same daily AI limit as the other helpers.
